Scheduled Maintenance Contracts

One contractor, one schedule and one set of records for every powered opening on your site.

Access Opening Solutions was set up to provide tailored solutions in scheduled maintenance, scheduled repairs and reactive repairs. A maintenance contract formalises that: an agreed list of assets, agreed visit frequencies and consistent reporting.

For facilities and property managers, the value is as much in the records as in the servicing. Knowing the condition and history of every door supports budgeting, handovers and compliance documentation.

What a contract typically covers

Asset register

Every door, shutter, gate and dock unit recorded with type, size, drive, controls and location reference.

Scheduled visits

Frequencies set per asset based on usage and environment rather than a single blanket interval.

Inspection and adjustment

Mechanical and electrical inspection, safety device testing, lubrication and adjustment.

Written reports

Condition, work carried out and prioritised recommendations after every visit.

Reactive support

Contract sites are already surveyed, so breakdown calls start with known information about the door.

Asset types covered on one schedule

  • Roller shutters — commercial, industrial, insulated and fire shutters
  • Rapid roll and rapid action doors
  • Sectional overhead doors
  • Dock levellers, shelters, buffers and bay equipment
  • Steel personnel and fire-rated doorsets
  • Automated gates, barriers and access control equipment

Setting sensible frequencies

Servicing everything annually is simple but wrong: some doors need more, others genuinely need less. We propose frequencies based on how each asset is actually used.

  • Low-use doors: annual inspection
  • Daily-cycled retail shutters: twice yearly
  • High-cycle industrial and rapid doors: quarterly
  • Fire shutters and safety-critical equipment: dedicated inspection and drop-test schedule
  • Loading bay equipment: aligned with door visits so the bay is covered as one unit

What contract customers tell us matters most

  • Fewer unplanned failures during trading or production hours
  • Predictable spend instead of clustered emergency call-outs
  • One point of contact for every powered opening on site
  • Documentation that stands up during audits and building handovers
  • Honest advice on which doors are worth continuing to repair

Questions we are asked

Scheduled Maintenance Contracts — FAQs

Is there a minimum number of doors?

No. We cover single-door premises as well as multi-site portfolios; the schedule is built around what you have.

Can we include doors from several manufacturers?

Yes. Mixed equipment across a site is normal and is covered on one schedule.

Does a contract include emergency call-outs?

Contract terms are agreed with each customer. In all cases, contract sites benefit from us already knowing the doors when a breakdown call comes in.

What reporting do we receive?

A record of each visit, per-asset condition, work carried out and prioritised recommendations for follow-up.
