Retail & commercial

Commercial Roller Shutter Repairs

Shopfront shutters are operated twice a day, every day. That duty cycle, plus street-level exposure, produces a predictable set of faults.

What this service covers

The service in practice

Commercial shutters protect trading premises rather than production areas, so the priorities are different: appearance, quiet operation, quick daily use and reliable security at close of trade. Access Opening Solutions repairs shopfront shutters, punched and perforated curtains, security grilles and built-in shutters across Dublin's retail and commercial premises.

Because retail work often has to happen outside trading hours, repairs are frequently arranged for early mornings, evenings or Sundays so that the shop floor is not disrupted.

  • Shopfront shutters and grilles

Solid, punched, perforated and brick-bond curtains, plus roller grilles on shopping-centre units.

  • Manual and electric operation

Push-up, chain-operated, tube motor and side-drive units, including key switch and remote control repairs.

  • Locking and security hardware

Bullet locks, ground locks, anti-lift devices and damaged bottom rails after attempted forcing.

  • Cosmetic and impact damage

Slat replacement, guide straightening and canopy repairs where appearance matters to the shopfront.

  • Out-of-hours attendance

Repairs scheduled around trading so the unit is not closed during business hours.

Common faults and warning signs

What we are usually called out to

Shutter jams a metre from the ground

Typically debris or a distorted bottom rail catching in the guides after a trolley or delivery cage strike.

Key switch or remote does not respond

Water ingress into external key switches and flat or de-paired remotes are the usual causes on street-facing units.

Curtain rattles or bangs in the guides

Worn guide liners and stretched curtains — a noise complaint issue in mixed retail and residential buildings.

Shutter drifts open after locking

Failed brake or worn locking hardware, leaving the unit insecure overnight.

Graffiti-damaged or dented curtains

Individual slats can usually be swapped rather than replacing the whole curtain.

Typical causes of failure

Why these faults develop

  • High-frequency daily cycling with little or no servicing
  • Trolley, cage and delivery vehicle contact at bottom-rail height
  • Rain and salt ingress into external control gear and guides
  • Attempted forcing or vandalism on street-facing shutters
  • Poorly matched replacement parts fitted by previous contractors

What to do immediately

Before the engineer arrives

  • If the shutter is stuck part-way at the end of trading, do not leave the unit unattended — call us and keep staff on site until the opening is secured.
  • Avoid pulling the curtain by hand to force it past a jam.
  • Check whether the isolator or key switch has been turned off by mistake before assuming a fault.
  • Photograph the bottom rail and both guides — most retail jams are visible there.

How we diagnose the problem

Diagnosis before parts

Replacing components without establishing the cause is how doors end up failing twice. This is the sequence our engineers work through.

  1. 1

We confirm whether the fault is electrical (controls, supply, limits) or mechanical (curtain, guides, drive).

  2. 2

Bottom rail and guide alignment are measured against the opening rather than judged by eye.

  3. 3

Locking hardware and brake performance are tested in the closed position, since this is where security is actually delivered.

  4. 4

For centre units, we also check that operation meets the landlord's requirements for noise and shopfront appearance.

Repair or replace?

Where repair makes sense — and where it does not

We recommend replacement only where continuing to repair would be unsafe, uneconomic or impossible because of part availability.

Usually repairable

  • Damaged individual slats, bottom rails and guide liners
  • Key switches, remotes, receivers and control stations
  • Tube motors and manual gear where parts remain available
  • Locking hardware and anti-lift devices

Replacement usually advised

  • Curtains that have been forced and distorted across many slats
  • Obsolete shutters where security hardware can no longer be sourced
  • Units where the original shutter is undersized for the opening and repeatedly binds

Premises we serve

Types of site

  • High-street shops and city-centre retail units
  • Shopping centre and retail park units
  • Licensed premises, restaurants and takeaways
  • Pharmacies, banks and cash-handling premises
  • Offices with secure store rooms, server rooms or plant areas

Planned maintenance advice

Preventing the next breakdown

  • Twice-yearly servicing suits most retail shutters that are cycled daily.
  • Guide liners, brake performance and locking hardware are the items that protect security and are checked at every visit.
  • External control gear benefits from sealing and inspection before winter.
  • Multi-site retailers can bring all units onto a single maintenance schedule with common reporting.

Questions we are asked

Commercial Roller Shutter Repairs — FAQs

Can you work outside trading hours?

Yes. Commercial repairs are regularly scheduled early morning, evening or at weekends so the unit can stay open during business hours.

Can a single damaged slat be replaced?

In most cases yes. Individual slats can be removed and replaced where the rest of the curtain and the guides are sound.

Our shutter is very noisy — is that a fault?

It is usually an early warning. Noise typically indicates dry bearings, worn guide liners or misalignment, all of which are cheaper to correct before they cause a breakdown.

Do you repair roller grilles as well as solid shutters?

Yes, including punched, perforated and brick-bond grilles commonly used in shopping centres.
